TMG has recently begun employing these environmental disciplines in the non-Brownfield (or what we call “Green Development”) arena. Many of the environmental issues for non-Brownfield developments have been under the radar of the regulatory agencies. However, with increased property development of non-Brownfield lands (e.g. historic farmlands); various types of liability issues are coming to the forefront. With our extensive environmental consulting history, we are appropriately qualified to assist the needs of our clients with these new challenges.
We bring together the many disciplines to truly perform “Green Development” by forming a team consisting of individuals trained in green building design, landscape architects, and environmental professionals.
REDUCING ENVIRONMENTAL LIABILITY
TMG recognizes the potential liabilities our clients face during the underwriting process for property development. We’ve worked extensively with various stakeholders to help mitigate potential environmental and regulatory issues prior to development. This includes community based redevelopment initiatives. One of the best ways to implement the concept of Strategic Environmental Design (SED) is to develop a conceptual approach that incorporates the final re-use prior to the investigative process. Understanding environmental impacts and developing the appropriate conceptual model is paramount in reducing the stakeholder’s liability.

TMG works with public traded companies and legal firms to minimize the potential for inaccurate or misleading disclosures regarding environmental liabilities. Under Sarbanes Oxley (SEC Regulation S-K, Items 101, 103 and 303) SEC registrants must disclose the nature of their businesses and material effects that derive from compliance with environmental laws and regulations on capital expenditures, earnings and the competitive position of the registrant and subsidiaries.
TMG's expertise regarding problematic standards including "reasonably estimable" and materiality benefits corporations as well as environmental counsel dealing with environmental matters and their treatment under securities disclosure laws.
